What is going on with the major housing developments around Kenilworth?

A report presented at the most recent Kenilworth Town Council meeting has given an update on all the major housing projects across the town.

With new houses on the various developments along Glasshouse Lane already up for sale, 1,500 houses are currently either under construction or awaiting planning approval.

More applications for new estates are also expected to be submitted in the coming months.

Southcrest Rise

Miller Homes is underway building 99 homes along Glasshouse Lane, which have already gone on sale.

The developer has already completed 41 of the homes, with a further 52 now under construction.

The footpath and cycle path on site is now complete.

However, it has been temporarily fenced off due to "safety concerns" with children crossing Glasshouse Lane (at the top of Knowle Hill) until the footpath is completed between Crewe Lane and Fairway Rise.

Stoneleigh View

Bovis, Linden Homes and Milverton Homes are on site on land east of Glasshouse Lane and off Crewe Lane.

They are building out the initial phases of their planning permission for 620 dwellings.

This includes 248 affordable homes that will be taken on by WDC which are net zero- carbon and built to ‘national space’ standards.

So far 61 dwellings are complete and 137 are under construction.

Warwickshire County Council anticipate contractors will start works on the roundabout opposite Stansfield Grove in October, moving onto the highway in 2025 with work completing by end of May 2025.

Traffic lights restricting flow with some night-time closures for surfacing are expected.

This will deliver a new four-arm roundabout at Glasshouse Lane / Stansfield Grove.

Footway and cycleway facilities will also be provided and speed limits put in place.

The scheme will connect into existing footways and to the newly created ones within the development.

Land at Thickthorn

Outline permission has been granted for 550 homes at Thickthorn, with work well underway on the first 98.

So far 46 of these have been finished and another 48 are under construction.

Phase two - for another 144 dwellings - was given reserved matters approval on 19 June 2024 - despite objections.

Persimmon is starting to prepare the site access onto Glasshouse Lane on the land within its ownership.

Off highway works are expected to commence in October and run for 14 weeks before on highway works commence in 2025.

On Highway works will be traffic lights restricting flow with some night-time closures for surfacing.

A reserved matters planning application has recently been submitted for a further 291 homes, takeaway and local centre.

The council is still working to find businesses to invest in the employment zone next to the site.

Kenilworth Rugby Club

An outline planning application to build 220 homes on the current Kenilworth Rugby Club ground has been submitted to WDC by Bloor Homes.

Kenilworth Town Council has objected to the application, raising concerns about access to the site - as well as other issues.

Meanwhile at the club's new site off Warwick Road - which already has planning permission - work is already underway relocating newts to the three new ponds. This needs to be completed before any work building the new ground can begin.

But a final decision is yet to be made on the application for Glasshouse Lane.

Kenilworth Wardens

WDC continues to work with Kenilworth Wardens to prepare a planning application to relocate to the land next to Castle Farm.

Last September cabinet members voted unanimously in favour of a plan to spend £3 million to help the community club move from its Glasshouse Lane ground and create a new facility.

The project will then see Warwick District Council's (WDC) own housing company - Milverton Homes - develop the current ground into 110 houses through its joint venture with Vistry Linden Limited.

While councillors gave their support to the scheme, there were a number of warnings issued about its complexity.

Woodside Hotel

Prior Approval for the demolition of all existing buildings on site was approved on 27 April 2023.

An application for the demolition of the existing buildings and erection of 55 dwellings and associated works was approved at planning committee on 16 April 2024 subject to a S106 being signed.
