What is going on with the major housing developments around Kenilworth?

A report presented at the most recent Kenilworth Town Council meeting has given an update on all the major housing projects across the town.

Major progress has been made on the hundreds of homes under construction around Glasshouse Lane and Leamington Road

The report has been compiled by the site delivery officer at Warwick District Council.

School Sites

A planning application has been submitted for 224 homes at the former Kenilworth School site on Leyes Lane.

Prior approval for it to be demolished has been removed.

The report said the sites are "amongst the highest priorities for the council" with a report for the sites due to be discussed in February.

Plans for Rouncil Lane are yet to come forward.

Southcrest Rise

Miller Homes estate at Southcrest Rise is now complete.

The first residents moved in during August 2023 and now the 99 homes off Glasshouse Lane are complete.

Stoneleigh View

Bovis, Linden Homes and Milverton Homes are moving forward with the major estate between Glasshouse Lane and Crewe Lane.

The development once complete will include 248 affordable homes that will be taken on by WDC.

A consultation has just finished on changes to Crewe Lane around the entrance to the estate.

Ongoing delays have hit the works to build a new roundabout at Stansfield Grove. The report says work could start here mid to late February.

A temporary footpath has been installed between Oakley Road (Glasshouse Lane side) and Lancelotte Avenue (Crewe Lane side) to connect the two sides of the development and to avoid the need for pedestrians to navigate Crewe Lane. 

Concerns have been raised about the new junction.

Land at Thickthorn

Outline permission has been granted for 550 homes at Thickthorn, with work well underway on the first 98.

'Reserved matters' applications - which deal with the details of the applications - have been brought forward in phases.

The site also includes outline permission for 12 self-build dwellings.

A reserved matters application for the employment land is also yet to be determined.

Kenilworth Rugby Club

An outline planning application to build 220 homes on the current Kenilworth Rugby Club ground has been submitted to WDC by Bloor Homes.

Kenilworth Town Council has objected to the application, raising concerns about access to the site - as well as other issues.

However, the move is up in the air as Bloor Homes has pulled out of the scheme.

A new developer is being sought.

But the planning application was not withdrawn from consideration.

Kenilworth Wardens

The report explained: "As previously reported, Kenilworth Wardens Sports Club and WDC have confirmed that plans to relocate the sports club to land at Castle Farm and deliver up to 110 new dwellings on their existing site at Glasshouse Park will no longer be proceeding."

Woodside Hotel

Prior Approval for the demolition of all existing buildings on site was approved on 27 April 2023.

An application for the demolition of the existing buildings and erection of 55 dwellings and associated works was approved at planning committee on 16 April 2024.

"Demolition has commenced," the report confirmed.
