Proposed new houses next to Kenilworth roundabout 'unsuitable' says council

Town councillors have objected to "unsuitable" plans for two new homes which could be built right next to St John's roundabout.

Kenilworth Town Council has raised a number of concerns about the application from RichSmart Homes Ltd, which would see the houses built on a piece of land between the railway line and the houses fronting onto Warwick Road.

"It is considered the site is unsuitable for housing due to its proximity to the railway line and the areas previous flooding risk," the town council's objection said.

"The amenity of residents will be impacted. 

"Members were particularly concerned to note the access and egress to the site onto the gyratory."

Objections have also been received from local residents.

Neighbour Nicholas James wrote: "A further entry point on the St John's roundabout in my opinion will add further danger to the roundabout and residents near by.

"Construction of these buildings has the impact of my house and garden to be overlooked.

"Currently we are not overlooked by anybody, this could impact the price and value of my property as will the flooding issue."

Plans show the homes would each have three bedrooms and five parking spaces would be provided on the site, which is currently undeveloped.

"The proposed development has been carefully designed, where possible, to ensure a successful juxtaposition between the existing mature trees and the proposed redevelopment," the application to Warwick District Council said.

If the scheme goes ahead, protective fencing will be erected around the trees before any building works get underway.

The houses would be accessed by an existing access path off the roundabout.

"The application site is sustainable providing access within easy walking distance to the extensive facilities of a prominent town," the application added.

Electric vehicle charging points will be provided for each house.
