Developer removes 20 homes from designs for new housing estate at Kenilworth Rugby Club

Plans to turn Kenilworth Rugby Club's Glasshouse Lane ground into a new housing estate have been updated, with the developer behind the scheme removing some 20 properties from the designs.

Bloor Homes last year submitted a planning application for the development which would see the new homes split over two parcels of land.

Originally for 220 homes, the scheme will also see a new junction built along Glasshouse Lane.

Initially the designs would have seen 170 houses built on the 'Cowpatch' site, with the remaining 50 to be built where the current clubhouse sits.

This has since been reduced to 150 and 50 respectively.

Despite this, Kenilworth Town Council has objected to the application for a second time.

Cllr Peter Jones said at last week's planning meeting: "I know people are concerned over the access problems to Glasshouse Lane because the spine road will not be ready in time. 

"So this will add further to the traffic problems along Birches Lane and onto the main Leamington Road out and into Kenilworth."

The project will eventually see Kenilworth Rugby Club relocate to Warwick Road, with planning permission for that site already secured.

The application was submitted following confirmation that the necessary rights over Network Rail land will revert to the rugby club following the acquisition of the new site off Warwick Road.

Bloor, which was nominated as the preferred partner by the club in October 2021, is providing upfront funding to complete the necessary agreements with Network Rail.

But the town council said there are still concerns about traffic, access and sustainability which need to be addressed in the plans for the new housing estate.

"There is nothing in the new designs or proposals that seem to address the objections that we have raised previously," Cllr Andrew Milton added last week. 

"I think that issues particularly about Birches Lane and Glasshouse Lane aren't getting better. 

"I suspect we won't have any influence on the developers, but I think it is worth another letter to the county council about the impact of increased traffic this is having on Birches Lane.

"In particular I know people are having issues with simple things like crossing the road because it is just so busy."
