A fresh advert has been published for a major piece of industrial land on the edge of Kenilworth which remains unsold five years after it was approved for development.

Savills is once again trying to find a buyer for 'Kenilworth Gateway,' a 19 acre plot sandwiched between the A452 and A46.

The property agent previously marketed the land in 2022 but no takers could be found, with the land sitting undeveloped since.

When planning permission for the neighbouring Kenilworth Gate housing estate - including 550 homes and a primary school - was approved in 2021, the scheme also included the major piece of 'employment land'.

Warwick District Council has previously said it was working to find investors to bring the site forward for development.

The updated brochure from Savills says: "The site comprises approximately 19.1 acres (7.73 hectares) adjacent to the Warwick Bypass (A46) to the south eastern boundary of Kenilworth.

"The site forms part of a wider urban extension to Kenilworth with the remainder of the site extending to 59.22 acres (23.97 hectares) which is being delivered by Persimmon Homes and will include 550 new homes, a primary school and a local centre.

"Persimmon have constructed the spine road to Leamington Road and are in the final stages of agreeing the s278 for the new junction.

"We expect the spine road will be 'opened' on Leamington Road by the end of the year.

"The access into the commercial parcel has been constructed."

The site is subject to a live planning application for six industrial units from promoter Barwood Development Securities Ltd.

The application was first submitted in 2024 before being updated last year after concerns the designs did not follow the Land East of Kenilworth Development Brief or the Kenilworth Neighbourhood Plan - both of which were designed to control how the town is developed.

Warwick District Council is yet to decide on the application.

No price has been given for the plot of land, which is available via a tendering process.
