Plans to redevelop a massive logistics hub at a business park near Coventry Airport have been put forward.
The scheme involves knocking down a 1970s building and replacing it with a 302,000 square foot unit on the 16.4 acre site.
The new complex would have three storeys of office space, energy efficiency measures including rooftop solar panels, and an onsite gym for workers.
It would have outside seating, landscaping, places to store bicycles and charging points for electric vehicles.
If approved, the building will go on the brownfield site at Middlemarch Business Park, currently occupied by a national logistics operator.
BlackRock UK Property Fund (BUKPF) and property developers Stoford lodged a detailed planning application last week.
The duo have also completed large-scale developments on two plots next to the land.
Stoford is managing the project and BUKPF has the long lease of the site from landowner Coventry City Council.
Dan Gallagher, joint managing director of Stoford, said the scheme would help meet modern needs and support economic growth.
He said: "This scheme presents the opportunity to secure the long-term future of the site through a replacement complex which meets modern, operational needs.
"Our proposals not only support economic growth but will deliver an attractive landscaped environment and a better place for people to work."
