Hunt still on to find businesses to invest in new Kenilworth employment zone

The district council is still working to find businesses to invest in a new employment zone on the edge of Kenilworth, which forms part of a major new housing development.

Planning permission for the 'Kenilworth Gateway' employment land off Leamington Road was granted in December 2021, alongside approval for 550 houses and a primary school.

Work on a small number of those houses is already underway, while detailed plans for the remainder are still being considered by Warwick District Council (WDC).

In an update to Kenilworth Town Council this April, WDC site delivery officer Becky Burridge told councillors the local authority is "continuing to look at opportunities for attracting suitable employment uses".

That follows on from her update at the February Kenilworth Community Forum where she said the council wanted "the right" type of investment.

The land has previously been marketed with property agent Savills.

An advert was shared in the summer of 2022 which described the land as "in an ideal location to maximise linkages with established and successful manufacturing and R&D clusters".

Ms Burridge told locals in February that WDC is working alongside Warwickshire County Council to market the site and "raise the profile".

She said the preference was for office use and general industrial use rather than "huge distribution sheds".

A new left-hand turn junction into the neighbouring housing development has already been built. A junction with traffic lights will also be built further along Leamington Road, providing access to the houses and the new employment land.

Warwickshire County Council has also pledged to spend £6.6million on redesigning the A46/A452 roundabout next to the area to deal with the huge developments on the east side of town.

The roundabout is set to have traffic lights installed, and the entrances expanded to three lanes. 

A new exit may also be added to allow access to the proposed employment land.
