Village's mini housing development gets the go-ahead

A mini housing development in a rural village has been given the go-ahead.

Applicant Peachstone New Homes originally brought forward the plans to Solihull Metropolitan Borough Council last November.

It proposed to demolish empty farm and equestrian buildings at Arbour Tree Farm, east of Warwick Road to the north of the village of Chadwick End, to make way for the detached homes.

A planning statement included in the application said: "This statement supports an application for full planning permission for the demolition of the redundant buildings, and one cottage, at Arbour Tree Farm and their replacement by seven dwellings.

"The application site, of 1.1 acres, approximately lies opposite the junction with Arbour Tree Lane.

"One building close to the highway frontage was previously partly used as a residential cottage and partly as stables.

"The proposed development has been designed to complement and respect the form and appearance of traditional groups of rural housing and farmyard development."

A site plan featuring the layout of the housing development was included in the application showing the homes each with terraces, bin storage and a separate garage.

Peachstone New Homes highlighted the wider need to build homes due to the identified shortage in the borough.

And the applicant argued the site is in a sustainable location and would not be inappropriate development in the green belt.

"The proposal would provide a more efficient and effective use of the land than exists and care has been taken to ensure that development respects and fits politely into the surroundings," the applicant added.

"The site is available, achievable and deliverable and housing could be on the site in 2026."

On June 5 officer Mark Andrews, the council's head of planning, design and engagement services, granted permission subject to conditions.
