Troubled Kenilworth pub could be turned into offices

A troubled Kenilworth pub could be turned into offices, if plans are approved by Warwick District Council.

Impenza Limited has applied for planning permission to convert the Cottage Inn on Stoneleigh Road into five offices.

The application submitted to the council said it is not viable to reopen the pub, which has been closed since last summer following another failed attempt to reopen it.

It has been on the market since.

Since 2009, 12 different leaseholders have run the pub, with it closing each time and landlords Wells & Co being forced to find a new tenant.

"During its period of closure The Cottage Inn has fallen into major disrepair and is in a dilapidated state," the application said.

It added: "It is not commercially or financially viable to repair, renovate and operate The Cottage Inn as a pub, and there are two other pubs within 100 metres of The Cottage Inn, namely The Engine and The Wyandotte."

Impenza said the offices would be leased and would be open from 8am to 6pm - creating less noise for the neighbouring homes.

The company also pointed to The Albion Tavern and the Earl Clarendon which have both closed in Kenilworth and been demolished to make way for new homes.

"Our client would like to invest in renovating and modernising The Cottage for employment use as offices, a proportion of which will be used as their own offices, and the remaining proportion will be offices available for lease," the application continued.

It added: "The Cottage Inn hasn't provided any meaningful employment or benefit to the local economy over the past five years."
