Step forward at major new industrial development

Yet another planning application has been submitted for a new industrial unit at Segro Park.
Outline plans for a major new industrial site near Coventry Airport were approved for a second time by Warwick District Council.
Now, developer SEGRO PLC is working to develop the Gateway South site in stages.
It has already had a detailed application - called a 'reserved matters' submission - for one of the huge new warehouses signed off by the council this year.
Now, it has submitted more designs for plot 1A, which will provide 72,440 sq m of floorspace.
Major planning applications are often considered in this format - one 'outline' application deals with the whole site, before smaller reserved matters applications are submitted to deal with the minute detail of each building.
This latest application said: "The reserved matters application seeks approval for the development of a single purpose-designed storage and distribution facility (Use Class B8) on Plot 1A, together with ancillary office, staff and welfare accommodation and the associated infrastructure required to support its operation.
"The development has been designed to meet the operational and accommodation requirements of a prospective tenant, providing a large-scale distribution facility incorporating dedicated inbound and outbound functions, ancillary office accommodation and supporting staff facilities.
"The proposed development provides approximately 72,440 sq m GIA of employment floorspace.
"The amount of development has been determined through consideration of the prospective tenant's operational requirements, the capacity and configuration of Plot 1A and the development parameters established through the outline planning permission.
"In addition to the principal building, the development incorporates the associated service yards and loading facilities, HGV parking and circulation, staff and visitor car parking, cycle and motorcycle parking, gatehouse and ancillary operational infrastructure, together with hard and soft landscaping."
