£3.5m for Kenilworth bungalow with permission to be demolished and replaced with mansion

A huge bungalow which has planning permission to be demolished and turned into a mansion would set a potential buyer back £3.5 million.

Fine & Country is still marketing 'Hobournes' on Spring Lane, which remains unsold after around a year of marketing.

And the current price tag actually marks a huge reduction in the price of the property which was previously on the market for £4.25 million.

In 2023 Warwick District Council last granted permission for the building to be flattened to make way for a two-storey house complete with two swimming pools, five en-suite bedrooms, games room, bar, gym and first floor terrace take its place.

Work is yet to start on the build.

Fine & Country's brochure describes the property as: "An extremely rare opportunity to construct one of the most magnificent homes in Kenilworth, one of Warwickshire's most desirable towns.

"There is full planning consent to build a dream home offering 19,055 sq. ft of luxurious living space incorporating eight bedrooms and nine bathrooms, on the ground floor there are expansive living spaces including a leisure facility, games room, and bar.

"The development also includes ancillary accommodation.

"Located in the highly respected Old Town part of this Historic town and with countryside views to the front, accessed through private electric gates, this property must be seen to be appreciated."

The home, which dates back to the 1980's was previously marketed for £3.25million at the start of 2019.

A planning application submitted by Jonathan Holland Architects last year said: "The proposed dwelling aims to enhance the semi-rural nature of the site by proposing a more contained footprint, two-storey development."

It added: "Overall the loss of the existing dwelling and the proposed single replacement dwelling will provide a positive contribution to the Upper Spring Lane street scene within the conservation area. 

"The building has been designed and positioned considerately within its substantial grounds, set back from the main road with a contained footprint. 

"By providing a basement and an additional storey the proposed dwelling does not comprise the semi-rural nature of the site as it retains and adds to large areas of garden land around the dwelling as well as soft edges to the roadway."
