New plans to demolish and rebuild ‘sad’ Kenilworth bungalow revealed as previous scheme remains on appeal

A fresh scheme to demolish and rebuild a Kenilworth bungalow has been submitted whilst the owner waits to find out whether their previous scheme will be approved on appeal.

Permission to knock down the Fieldgate Lane building - described as 'sad' and 'dilapidated' by residents - and replace it with a five-bed house was refused by Warwick District Council in February.

The applicant has appealed the decision, and whilst a site visit was held by the inspector in June, a final decision is yet to be made.

In the meantime fresh plans to regenerate the site have been revealed.

If approved, the new project would see a dormer bungalow built utilising the roof space for bedrooms.

The application says the new home would be a similar size to the current bungalow but would be set back so as to protect the trees on site.

"The proposed dwelling is well proportioned which harmonises with the surrounding dwellings in a much more cohesive way. It lies back from the road in a sheltered position," the planning application said.

The previous scheme had received objections due to the size of the development, whilst a council report said it would be harmful to the conservation area and to a nearby listed building.

And the new application said the scheme, which sits within the Kenilworth Conservation Area, would "compliment the existing street scene".

It added: "The plans and supporting information submitted with the application demonstrate that the proposal is of an appropriate design and appearance and can be constructed without any harm to the amenity of neighbouring occupiers. 

"The proposed dwelling by virtue of its proposed scale, position, design and appearance will harmonise with the established character of the street and locality and is of a high design quality. 

"The proposals will enhance the setting of the neighbouring listed building as well as the character and appearance of the Conservation Area."
