'Need to build community' with planned 4,000 new homes near Kenilworth
By James Smith 6th Feb 2026
Councillors have welcomed plans to launch a public consultation on a huge new estate planned for Stoneleigh.
Warwick District Council's cabinet last night (February 5) signed off on a six-week feedback window to ask locals for their views on the masterplan for 4,000 homes at Kings Hill.
The huge new development, which would effectively fill much of the land between Coventry and the village, has been in the pipeline since it was included in the 2017 local plan.
Lioncourt Strategic Land was granted planning permission for 2,500 houses and 4000 square metres of 'mixed use floorspace' on the land.
Councillors have highlighted the importance of community engagement in shaping the future of the site.
Cllr Chris King said: "This site has been on the radar for many years and now we are managing to bring it forward."
Meanwhile, Cllr Alan Boad added: "It makes sense - if it is a community with 4,000 dwellings, we need to actually try and build a community which will need facilities."
The huge new development would cover 269 hectares and include a secondary school, new primary schools, a local centre and health facilities.
Lioncourt is working with the three landowners in the area to sell the land to housing developers. This is expected to happen in early 2026.
"It is currently unknown how many separate developers will be involved in the delivery of that part of the allocation," a council report said.
The rest of the land at Kings Hill has already been promoted for development as part of the developing South Warwickshire Local Plan.
Following the consultation, the council will consider all feedback on the plans before bringing a completed masterplan before cabinet for approval.
