Multiple objections have been submitted to plans for a major new industrial park on green belt land on the edge of Solihull.

Indurent Management Limited has applied for planning permission for six industrial units on land north of Kineton Lane in Hockley Heath.

Calling the development 'Indurent Park', the application lodged with Solihull Metropolitan Borough Council asks for permission for farmland to be converted into 900,000 square feet of industrial and logistics space.

However, the scheme has already received major pushback from locals, with Hockley Heath Parish Council objecting to the plans.

Parish councillors pointed to the fact the land is not included in the local plan for development and said the scheme would have a major and negative impact on the local area.

The objection said: "The development would reduce openness, introduce urbanising features, and weaken defensible boundaries.

"In the absence of any 'very special circumstances', the proposal represents inappropriate development in the green belt."

The parish council also argued local roads cannot handle any more traffic.

"M42 Junction 4 has previously been identified as operating at or near capacity, with limited ability to accommodate further traffic growth," the objection said.

It continued: "In this context, the current proposal would intensify congestion at M42 J4, and no evidence has been submitted to show that necessary mitigation is deliverable, funded, or included in any recognised programme of works."

A 17-page objection was also submitted by Knowle, Dorridge and Bentley Heath (KDBH) Neighbourhood Forum.

A wide variety of issues were raised, including push back on claims by Indurent Management Limited that the land is grey belt - green land suitable for development - not green belt.

The forum also pointed to the impact on the neighbouring motorway.

"The M42 at Junction 4 is already highly congested and an accident blackspot," the objection said.

"It is not a sensible location for large volumes of additional traffic, including HGVs.

"The applicant has failed to demonstrate that the traffic effects would not be severe.

"That all issues can be solved by a modest adjustment in the timing of the traffic signals is scarcely credible."

The forum's objection concluded: "The proposal would represent an incongruous and intrusive development, totally out of keeping with the area's open and rural setting and its function in separating Solihull from KDBH."

Plans claim the new park would deliver £52.2 million gross value added (GVA) within the West Midlands region during the construction and "£157.3 million GVA to the West Midlands economy each year of operation".

Indurent also argued if the land is not considered to be grey belt, there are "very substantial benefits which outweigh the harms" to the green belt.

The application stated: "The proposed development will deliver much-needed strategic employment land in an accessible and sustainable location adjacent to Junction 4 of the M42, which responds to the specific locational requirements of the industrial and logistics market.

"Indurent Park will deliver substantial socio-economic benefits at both the construction and operational phases.

"The proposed development will help to address the identified unmet need for both mid-box and larger units."
