Leek Wootton village shop could be turned into home due to 'lack of footfall'

The Village Shop in Leek Wootton could become a studio flat due to the "the lack of footfall" in the village.

The shop, which was once the village post office, used to be home to Butterfly's Wool Shop and Eden Hair and Beauty, both of which were forced to close.

The current tenant, Simmer Kitchens, has now decided not to extend its lease at the Home Farm shop as it plans a move to even bigger premises as it continues to grow from strength to strength.

With the landlord struggling to attract a new business to take over, a planning application to turn the shop into a flat has been submitted.

"I have had two businesses operate from here, a wool shop and a beauty shop, both failed and were unable to pay rent," said owner Sona Jogia in her planning application.

And with Simmer Kitchens, which first opened six years ago, outgrowing the shop, it is without a tenant again.

"I have been unable to attract any new potential tenants in the current climate. There is no footfall here at all."

The ground floor shop already has a kitchen, toilet and shower in place and so will need little work to convert it into an open plan living room and bedroom.

Both the 2012 and 2018 Leek Wootton parish plans found that local residents wanted a village shop of some kind.

But both reports said it was hard for any business in the village to be a commercial success.

"Leek Wootton is easily accessible to shops in both Kenilworth and Warwick, so it is difficult for a commercially run 'village shop' to succeed," the 2012 plan said.

Leek Wootton and Guy's Cliffe Parish Council has looked into opening a community run shop, but said the lack of "availability of suitable premises, funding and personal involvement by residents" meant it was unlikely to work.

The building is also home to Professional Beauty Warwickshire. The salon will not be closed as part of these plans.
