Kenilworth pub offers three months free rent as hunt for new tenant continues

A Kenilworth pub's landlords have decided to offer three months free rent to potential tenants as the hunt for new management continues.

The Cottage Inn closed its doors in November, just six months after reopening under husband and wife team Mick Griffin and Sam Heslop-Griffin.

The duo, who run a number of pubs across Coventry and Warwickshire, threw in the towel after blaming Kenilworth's "small town attitude" as the business struggled.

Since then, landlords Wells and Co have been on the lookout for new tenants to take over the Stoneleigh Road pub.

The brewery is now "offering three months free rent - saving £7,375" as it looks to shift the venue.

And it has also slashed £1,000 off the rent bringing it down to £29,500 annually.

Extensive renovations were completed at The Cottage by the previous owners, but Wells & Co estimate that a further £26,300 would need to be invested.

The company's advert said: "The Cottage presents an enticing opportunity to take on a popular community-focused local pub and benefits from live-in accommodation.

"Located on the approach to the centre of Kenilworth, within easy reach of the town's sizeable population, The Cottage occupies a prominent location and has a good roadside presence.

"There is a car park for approx 15 vehicles, a seating area with space for ten picnic benches and five letting rooms."

And following the previous owners' battle with the locals, the advert also states that potential owners should want to engage with the people of Kenilworth.

"The Cottage would suit operators committed to providing great hospitality, with a desire to engage with their local community, enhance the pub's food offer and build upon a strong reputation for community activity," the advert added.

"Financial know-how is required to maximise the pub's profit potential, as is marketing experience in order to promote The Cottage's events programme to the wider area.

"Customer age profile is 40+ which suggests a more mature applicant would be suitable."
