Kenilworth planning roundup: Tree felling, 92 homes and school sites
By James Smith 28th Mar 2026
Here are the biggest local planning stories from the past week.
Trees Coming Down
Just two trees have been saved by council planners who have given a housing developer permission to cut down a number of dead trees at a new housing estate in Kenilworth.
Multiple residents had objected to Persimmon Homes' application for Kenilworth Gate but Warwick District Council has now signed off on some of the works.
Initially the developer had asked to fell 11 trees on Leamington Road but has been given permission for only nine to be removed.
Village Homes
A new large housing estate in Berkswell has been approved by planners despite objections from locals.
Applicant ICMI Associates Ltd originally applied to Solihull Metropolitan Borough Council to build a 92 home housing estate at Lavender Hall Farm in Berkswell – near to where the HS2 line is being built – in 2024.
The applicant proposed 40 per cent of the homes would be affordable – with a 65 per cent social rent and 35 per cent shared ownership split.
School Sites
A public information event is set to be held next week providing a new update on the works at the Leyes Lane former school site.
While prior approval has been granted for the former Kenilworth School buildings to be flattened, residents are still waiting for Warwick District Council to decide on an application to turn the land into 224 homes.
A community meeting has been called with Homes England - which is behind the planning bid - for Monday (March 30) to update locals on the start of the "strip out" phase of the demolition.
