An "overgrown" piece of scrubland could be turned into two new homes, if plans are signed off by Warwick District Council.

A planning application has been submitted to develop the former private allotment on Coventry Road, Stoneleigh.

Plans would see two, four-bedroom homes built on 'The Orchard'.

Describing the scheme, the application says: "The site currently comprises an under-utilised site with an architecturally unremarkable single-storey masonry structure present and, as such, the site is neither maximised nor efficiently developed.

"The addition of two dwellings could be comfortably accommodated and would constitute more efficient use of land while contributing to the need for development in the district and nationally, especially that of a residential nature.

"The building work ensuing would undoubtedly provide employment for local professionals and construction workers; and future occupants would contribute to the local economy, likely being employed therein, but certainly disposing of income locally too together with engagement with professional and tradespersons in addressing future maintenance works."

Plans show six parking spaces will be provided and a proper access created.

Describing the current state of the site, the application continued: "The site comprises a largely overgrown site with deciduous woodland to the north an orchard centrally to the south.

"An open area lies to the s.w. corner adjacent to an existing single-storey structure akin to a single garage in size.

"The R Sowe, to the east, is largely tree-lined and the remainder of the site is generally scrub or tall ruderal vegetation.

"Other boundaries are defined with a grown-out hedge to the roadside, hedge and fence to the south, and a flimsy fence to the north."
