Green light for Balsall Common housing development to be built

A controversial plan for a new Balsall Common housing development has passed the final stage.

Villagers had warned the proposal to build homes on land at Catchems Corner off Waste Lane would "set a worrying precedent".

Applicant Elan Homes Holdings Ltd originally applied in 2023 to Solihull Metropolitan Borough Council with outline planning permission granted by councillors last February.

The applicant proposed the new development would include four two-bedroom homes, nine three-bedroom homes and four four-bedrooms homes which would all go on the market once built.

And planning agents Pegasus Group said: "The detailed proposal provides a range of house types and designs which contribute to meeting local housing needs and creating a mixed and balanced community.

"The site layout and individual dwellings are designed to create a high quality development which is cohesive with the character of Balsall Common."

But at the Solihull Council planning meeting where the scheme was given the approval at the first stage, Berkswell Parish councillor Richard Drake warned: "As a council and community we fear being overwhelmed with piecemeal developments.

"This application sets a worrying precedent for other sites in Balsall Common and across Solihull borough."

As the Local Democracy Reporting Service reported last summer the applicant submitted detailed plans at the 'reserved matters' stage.

This set out the vehicle and pedestrian access to the site, highways improvements, parking, landscaping, drainage features, open space and associated infrastructure.

And the council's website has now been updated to show on January 16 Mark Andrews, the authority's head of planning, design and engagement service, approved the latest application, subject to conditions.
