First phase complete at 215 acre industrial estate being built near Kenilworth

SEGRO has completed construction of the first three warehouses at a 215-acre 'logistics hub' being built near Coventry Airport.

The buildings at SEGRO Park Coventry include a new 300,000 sq ft regional distribution hub for DHL and two speculative units, comprising 140,000 sq ft and 220,000 sq ft respectively.

The units have been built to modern sustainability standards, achieving a BREEAM 'Excellent' rating and the highest EPC A+ standard.

The warehouses – designed to maximise natural light and ventilation – are equipped for the installation of occupancy sensors and incorporate photovoltaic panels for on-site power generation.

DP World Logistics has already signed a pre-let for a fourth building at the development, which will see the company occupy 598,050 sq ft of space.

Dan Holford, head of national markets, SEGRO said: "After acquiring this brownfield site in 2020 we had to carry out a huge amount of work to regenerate the land ahead of construction and occupation.

"Knowing the effort and commitment that went into this from hundreds of people across our project team and supply chain makes it extra special to see this significant milestone of the first buildings completed being achieved.

"The two pre-lets, which are due to be operational later this year, demonstrate there is already strong demand for this high-quality logistics space in this location.

"We are working hard to convert the initial interest on the speculative units into signed leases and to progress the remaining plots on the development, and we remain confident in the role this development can play in supporting employment and economic growth in the region."

The three buildings are the first part of SEGRO's commitment to invest £2 billion and deliver 13.5 million sq ft of modern, sustainable warehouse space over ten years in the West Midlands.

DHL announced in 2022 it will be extending its partnership with Nespresso from its new £240 million Coventry premises.
