Final phase for controversial village housing development put forward

The final phase of a controversial plan for 17 new homes which Balsall Common villagers say will "set a worrying precedent" has been submitted to planners.

Plans to build homes on land at Catchems Corner off Waste Lane in the village were originally submitted in 2023 with outline planning permission granted by councillors in February.

But at the Solihull Council planning meeting where the scheme was given the go-ahead, Berkswell Parish councillor Richard Drake warned: "As a council and community we fear being overwhelmed with piecemeal developments.

"This application sets a worrying precedent for other sites in Balsall Common and across Solihull borough."

Now the applicant has submitted detailed plans at the 'reserved matters' stage setting out the vehicle and pedestrian access to the site, highways improvements, parking, landscaping, drainage features, open space and associated infrastructure.

Applicant Elan Homes Holdings Ltd is proposing there are four two-bedroom homes, nine three-bedroom homes and four four-bedrooms homes on the site which would all go on the market once built.

A CGI image has also been included in the plans which were submitted to the authority on July 22.

A statement from planning agents Pegasus Group, included with the application, says: "The principle of residential development has previously been established at the site following the granting of outline planning permission.

"The detailed proposal provides a range of house types and designs which contribute to meeting local housing needs and creating a mixed and balanced community.

"The site layout and individual dwellings are designed to create a high quality development which is cohesive with the character of Balsall Common.

"Traditional materials, such as brick and tiled roofs, render, and Tudor boarding were chosen to match existing residential properties to the south and west."

Villagers are being given the chance to have their say on the plans in a consultation which has launched.
