Decision due on controversial plans for new home by Kenilworth roundabout
By James Smith 12th May 2026
The latest scheme to build a new home next to a Kenilworth roundabout looks set to be approved, despite the objection of the town council and local residents.
Warwick District Council's planning committee will next week decide on the application for a bungalow on a plot of land behind Warwick Road, next to St Johns roundabout.
A previous scheme to build two houses there was withdrawn last year after concerns were raised about the design and the noise impact on local households.
Since then a new application for just one house has been submitted.
However, following objections from locals and Kenilworth Town Council, the application has been amended to ask for permission for a bungalow.
A report due to be discussed by councillors next week has recommended planning permission be approved.

It said: "The proposed dwelling is considered to make good use of land, occupying an otherwise vacant plot.
"The building is positioned to the north side of the site, with [a] garden to the south.
"It is of modest scale, set back from the boundaries with a good sized garden retained, and in that respect is similar to the neighbouring properties which have clear side access to rear gardens and spacious boundaries.
"Kenilworth Town Council have raised objection[s] to the proposals as it constitutes massing on the site.
"However for the aforementioned reasons the proposals are considered acceptable for this setting."
The town council also raised concerns about highways safety and the proximity to the railway line.
Meanwhile the objections from seven locals included issues around access, flooding and the impact on neighbours' amenity.
A decision will be made at WDC's planning meeting on Tuesday 19 May.
