UP CLOSE: The key to success for Kenilworth's boutique estate agency

Clear communication, being honest and forming meaningful relationships are the key to success for a boutique Kenilworth estate agency.

That is according to their experienced Senior Sales Negotiator and Sale Progressor Bethany Benn who has just celebrated and completed her first year at Julie Philpot Residential.

Beth began her career at an independent firm in Coventry in March 2021, then worked at two other local agencies before joining Julie in 2025.

Based in the office near Abbey Fields every day, her job is to work with clients on both sides of a sale from when an offer is submitted, right up to when the contracts are eventually exchanged and moving day takes place! With that process taking anywhere between a few weeks and several months, building close relationships with clients is hugely important, and part of the job Beth particularly enjoys.

"The people are key," she told Nub News.

"I've always said it's nice to build relationships with all our clients.

"In other customer service based roles you don't always tend to get to know people very well - it usually is a one-off experience" "Whereas in this job, because you're working with buyers and sellers for several months you actually get to know them all well and build strong bonds.

"It's nice because the clients can understand what I do and the lengths that I go to in order to achieve their move and I can also understand their needs for the move as well, so you build relationships with different people and always work to do what is best for them. It can become challenging at times"

Beth's journey into the industry began during Covid when she was inspired by the TV programme 'Selling Sunset' to work in property.

Joking that working in Coventry was not "quite as glamorous" as the show, she said the industry hooked her immediately.

"I enjoyed it from the moment I started and I knew that's what I wanted to do," she continued.

"I wanted to ensure that the sales progressed well for clients, it was just about finding the right place.

"From the start I enjoyed working with all clients and meeting a wide range of people."

Having juggled multiple roles as well as having been split across multiple jobs at previous agencies, Beth is now completely focused on taking clients through the sales process.

Now based full time in the Kenilworth office, opposite Abbey Fields, Beth is able to dedicate all her time to both buyers and sellers to keep sales on track and make sure their needs are catered for.

Beth explained: "My role is about making sure that the process from the initial submitting an offer right up until exchange and completion take place is as smooth as possible.

"Communication is key. I am talking to solicitors, surveyors, buyers and other agents involved in chains, keeping everyone up to date and advised as to the progress being made.

"There are many different parties involved in chains and you just need to make sure that communication is always there.

"We want to make things as smooth and stress-free as possible for people.

"I just like to check in with people too, even if I don't have an update, but just to give them a call to check in and make sure everything is ok."

When asked what makes Julie Philpot Residential different to other agencies, Beth was quick to mention the client-centric approach.

"The company philosophy is that our focus is always on the clients we offer a friendly and professional approach," she said.

"We are always here for our clients and will go above and beyond for them. Julie does not push targets, preferring to provide clients with an informative, knowledgeable team who care more about providing high service standards

"I would encourage people to use Julie Philpot because we're independent, provide traditional 'old school' service and we don't look at people as transactions, we actually like dealing with people. I think it shows in how repeat clients and recommendations we receive."

The growth of Julie Philpot Residential has been continuous since the business was launched by Julie in 2019.

Last year also saw record sales for the business and the launch of its new lettings department.

The business has won multiple national awards in that time too and says it is "very much looking forward to the next chapter".

And Beth, after a year with the business, says her love for her job is as strong as ever.

"No day is the same, nothing is repetitive.

"We have the nicest clients, and I do think that is down to Julie's reputation. Even buyers who haven't chosen to use us to sell their house regularly tell us they have bought through us.

"Our reviews are amazing and it is the clients that make the job.

"Often when it comes to the end of a transaction, you're quite sad to see people go because you enjoy working with them."
