2025 a 'crazy' year in local property market - Kenilworth independent estate agent

2025 was another "crazy" year for the local property market, an independent Kenilworth estate agent has said.

Julie Philpot of Julie Philpot Residential said the last 12 months was once again incredibly busy, and she sees no chance of that letting up this year.

"Over Christmas it was already starting to get busy," she told Nub News.

"January is going to be the same.

"Enquiries are coming through and I think it is going to be another hectic start to the year."

Looking back over the past 12 months Julie said the local property market could be split into very clear periods.

The start of the year was "crazy busy" ahead of the changes to stamp duty at the end of March.

"April was then a bit quieter as I thought it would be," Julie explained. 

"Then the summer was busy once again!

"Then it got to August, September, and they then delayed that budget for a month. 

"That was a killer and it went much quieter for sales as people waited to see.

"Then no major changes occurred and we were back to being busy once again."

2025 has also been a landmark year for the business itself, with an expanded team and a new lettings department also launched, being run by co-director Donna McCamphill.

Julie Philpot Residential was also named the best agent in the county at the prestigious ESTAS awards.

And with 2026 now underway there are more milestones on the horizon as the business nears its 500th completed property (since launching in 2019) with more than £175 million in property sale prices being achieved.

"I didn't really have any idea where we would be when I launched the business," Julie continued. 

"I didn't think we would be with these numbers; it has just grown. 

"Some days it is absolutely manic! 

"It is good and I feel like the seven years have gone in a flash. 

"I am pleased with what has happened and I am so proud of what the team has built."
