£3.25m Kenilworth bungalow could be demolished and replaced with two-storey mansion

A bungalow in Kenilworth that was marketed for £3.25million at the start of 2019 could be knocked down and replaced by a two-storey house.

If approved, the scheme would see a house complete with two swimming pools, five en-suite bedrooms, games room, bar, gym and first floor terrace take its place.

The 1980's home named 'Hobournes' sits on a two acre plot at the corner of Fieldgate Lane and Upper Spring Lane.

A planning application submitted by Jonathan Holland Architects to Warwick District Council said: "The proposed dwelling aims to enhance the semi-rural nature of the site by proposing a more contained footprint, two-storey development."

It added: "Overall the loss of the existing dwelling and the proposed single replacement dwelling will provide a positive contribution to the Upper Spring Lane street scene within the conservation area. 

"The building has been designed and positioned considerately within its substantial grounds, set back from the main road with a contained footprint. 

"By providing a basement and an additional storey the proposed dwelling does not comprise the semi-rural nature of the site as it retains and adds to large areas of garden land around the dwelling as well as soft edges to the roadway."

Plans state that while some trees may need to be removed to make way, more will be planted than are chopped down.

The scheme also includes a two-storey annexe complete with two bedrooms, an office, living room and garden store.

Two objections have been lodged with concerns raised about this aspect of the design, but members at this week's Kenilworth Town Council planning committee meeting were told the applicant had now resolved the issues.

While councillors said they had no reason to object to the scheme, they did say that conditions should be added to make sure the annex was not used as a second house on the site.

Cllr Andrew Milton said: "I think the other point on the annexe relates to is it an annex or is it a separate property? 

"If it genuinely is an annex then I think it is appropriate to ask for a condition that it is only used in conjunction with the main house rather than it ever being used as separate."
