Plans for 133 homes in Balsall Common revealed

A plan to build more than 100 homes in a Solihull village has been revealed.

Developer Spitfire Homes are behind the plans which has been lodged with Solihull Council as a hybrid application.

It is being proposed 133 homes are built on land at Oakes Farm in Balsall Common.

A design and access statement included in the application, which was submitted in September, says: "The site benefits from the nearby Balsall Common Primary and Heart of England Secondary School.

"Balsall Common has a range of small convenience stores and small shops in addition to the retained Oakes Farm Shop itself.

"Key benefits the proposal brings include delivery of a minimum of 50 per cent affordable dwellings; a mix of house types and sizes, catering for varied local housing needs; delivery of community benefits including new play areas and an orchard, alongside a variety of public open spaces; bespoke house types that blend into the existing character of Balsall Common through the use of high quality materials."

In a planning statement also included in the application property consultants Harris Lamb note the site is green belt on the edge of Balsall Common.

But it argues the site is grey belt – lower quality green belt land suitable for housing.

"The applicant also sets out a very special circumstances case if, for whatever the reason, the council do not agree that the site is grey belt," the statement adds.

The proposed scheme is the latest for the village which has a population of around 7,400 according to the 2021 census.

As the Local Democracy Reporting Service (LDRS) reported earlier this year Solihull Council planners granted outline application for the building of up to 110 dwellings in Frog Lane in the village.

The LDRS also recently reported how Balsall Common has had its status changed to a town, in planning terms, in a move to protect the borough's green belt.

A consultation is now underway with a closing date for submissions of December 2.
