Planners support principle of new Berkswell homes

Planners have supported the principle of building up to eight homes in Berkswell.

Applicant David Worsley originally applied last November to Solihull Metropolitan Borough Council for permission in principle to build the homes in Duggins Lane, Berkswell.

A planning statement included in the application from planning agents Marrons said: "The site adjoins residential development on the opposite side of Duggins Lane and lies approximately 600 metres west of the built-up area of Coventry.

"The site extends to 0.4 hectares and is currently occupied by a showroom/warehouse.

"It is bounded to the north, east, and west by agricultural fields, with mature planting along the boundaries.

"The site does not lie within open countryside, but rather within a transitional area that includes a mix of built form and infrastructure, contributing to a more developed character."

The agents said the proposed housing development would be arranged in a cul-de-sac layout which "reflects the existing residential pattern in the immediate area".

"Overall, the proposed development would be seamlessly integrated into the area in terms of location, scale and appearance", the statement said.

"All detailed matters would be considered at the technical details consent stage.

"In summary, the site represents an ideal opportunity for sustainable residential development within the green belt.

"It meets the definition of grey belt land (green belt suitable for housing) as it does not strongly contribute to the purposes of the green belt."

On February 25 officer Mark Andrews, the authority's head of planning, design and engagement service, issued a decision notice confirming permission in principle had been granted.

"This decision notice is for permission in principle only," he wrote.

"Before any development takes place, technical details consent needs to be obtained."
