Local house prices fall, government data shows

House prices across Warwick district have fallen since the start of the year, having shot up £30,000 in 2022.

At the start of 2023 the average property price in the area was £367,107 but has now dropped to £364,949 - according to the UK House Price Index.

However, this is still a rise over the past 12 months with the average property price in the district sitting at £358.086 last July.

The current average price in the region for a detached house now sits at £663,000 while a semi-detached will set buyers back £387,000 on average.

Data shows that first-time buyers in the area had to pay £295,000 on average in May - compared to £297,000 in the January.

Speaking to Nub News at the start of 2023, local independent estate agent Julie Philpot said last year had been "crazy" for the local property market.

"Needless to say, since August/September, once interest rates had gone up, people have held back," she said. 

"Obviously the press reports had all the negativity, and said prices are falling, so people decided to wait and see what happened. 

"But to be honest while people are waiting, there are people who still want to buy, so the prices aren't necessarily going to drop that much, because somebody out there will purchase."

As of May 2023 - the most recent data - the average house price in the UK is £285,861. Nationwide property prices have stayed the same compared to the previous month, and risen by 1.9 per cent compared to the previous year.
