Kenilworth cafe goes back on the market after sale falls through

A Kenilworth cafe is back on the market after its sale fell through at the last minute.

Alexa Lauren Patisserie on High Street, which was first put up for sale in January 2021, is now available again for £69,950 leasehold.

A new owner had been found in July 2021, but the deal fell through this month when the buyer found a new premises as they waited for the sale to be completed.

"The buyers were interested in changing it into an evening restaurant but unfortunately the conveyancing takes quite a bit of time and I don't think they realised it was going to take around five months to get a business sale through on a lease," said a spokesperson from property agents Hurdley and Co, handling the sale.

"I think they were a little bit fed up with it and kept looking around to see if there were any other options and they found something."

But the family-run business, which has an average weekly takings of £2,500 according to the advert, is already attracting interest from a number of potential buyers.

And whilst the previous deal would have seen the cafe become a restaurant, current interest seems to be set on keeping the unit as a coffee shop.

"We have got plenty of interest again," the spokesperson added, "and it looks like it could stay as a cafe.

"We have five people viewing it already. All these people had requested the details previously but because it was sold subject to contract we didn't actually send them to them.

"But after one round of emails telling people it was back on the market, there has already been a lot of interest."
