Fresh plans for 90 hectare industrial site look set to be approved

Council planners have recommended an updated application for a 91 hectare industrial site around Coventry Airport is approved, despite the objections of locals.
Neighbours and local councillors have rallied against SEGRO's latest application for the Baginton site which will go before Warwick District Council's (WDC) planning committee tomorrow (January 13).
The landowner was given planning permission for the 'land at gateway south' development in 2019, but the permission has since lapsed.
This latest scheme - which forms part of a much wider development in the area - would see two parcels of land developed.
Recommending the application be approved, a council report said: "The principle of development accords with the site's allocation within the local plan.
"The site is allocated for employment use and the proposed development is for employment use.
"The proposed scheme would bring forward development on this part of the employment allocation, which in turn would boost the supply of employment floorspace within the district, provide opportunities for businesses to invest, expand and adapt and support jobs.
"The economic benefits of the development lend significant weight in favour of the application.
"The proposed design of the development is considered to be acceptable.
"The appearance of the units is considered to be in keeping with the character of the area and the height of the units is consistent with the building height parameters that have previously been established on the site.
"The proposals include a significant amount of landscaping that would help to integrate the development into its landscape setting whilst also providing ecological benefits and open space for the site users."
The application itself gives very little information of the format of the new units, simply saying 181,009 square metres of commercial floorspace will be created.
"The application is made in outline and therefore the detailed designs for the site and buildings are not known at this stage," it explained.
"In the usual way, these details will follow through reserved matters submissions, upon receipt of a planning consent."
SEGRO has already completed a huge amount of construction on site with four major industrial units now completed.
The first two are occupied by DHL and DP World and the other two are yet to be purchased.
