First time owners take over at Kenilworth guest house
A Kenilworth HMO has been taken over by its new owners who are now running their first ever guest house.
Husband and wife team Vikas Gujadhur and Neha Singh have taken over at Victoria Lodge after the previous owners decided to sell and move to the continent so their son could pursue a promising career in skiing.
Whilst the pair already own a number of properties across the UK, the Warwick Road accommodation is their biggest project to date.
Speaking to Nub News Vikas said he was excited to get more involved at Victoria Lodge.
"This property in particular is definitely a change of pace to what I have done before in property," he said.
"It is something that I have always been interested in doing, and this is obviously another level of investment because there is far more management involved.
"Here we can be really more hands on which we are trying to be, trying to make sure things are nice, people are happy and any issues are sorted."
The 11-bed HMO was put on the market in February this year, and Vikas said as soon as he saw it, he knew it was exactly what they wanted.
"We were only half actively looking I'd say but Victoria Lodge came up on Rightmove, and as soon as we saw it we went for it.
"It looked really interesting, I like the building, it looked like it was in good condition, and the location was great too because we live in Leamington."
He added: "We love Warwickshire in general, there is so much history here and particularly in Kenilworth.
"I love the history of the place and that was a big part of this project.
"There is so much property available all over the West Midlands but having one like this in Kenilworth, so close to Kenilworth Castle, it ticks a lot of boxes and we are really pleased with it."
But with a number of the rooms already occupied, renovation works at Victoria Lodge are having to be rolled out in phases.
Vikas also said that the transition for the tenants and for him as the new owner has been made easier by the support of the previous owners Neill Currie and Kristina Xing
"It has been great and the previous owners have also been fantastic I must say," he added.
"Any problems I have had, they have helped with.
"They also did a really good job in getting nice tenants in.
"The tenants have been great.
They have all been very communicative, everyone I have reached out to has been really nice."
The remaining rooms have now been put back on the market with local estate agents Shortland Horne.
And Vikas said he has no plans to change the name.
"I like the name, it has a lot of history to it and I would not want to lose that. It is a nice name."
