Developer withdraws plans to build houses on potentially contaminated Kenilworth landfill site

A planning application that would have seen three homes built on a potentially contaminated former landfill site in Kenilworth has been withdrawn.

S&S Developments had planned to build two houses and a bungalow on Farmer Ward Road on a piece of grassland that was used for landfill during the 1950's and 1960's.

But with nearly 20 objections being submitted to Warwick District Council, the Wellesbourne-based firm has decided not to continue with the current scheme.

A site inspection report had raised concerns about the "risk of cyanide contamination across the site" and recommended that the topsoil be removed and replaced.

Kenilworth Town Council - which objected to the scheme - also raised concerns about the number of errors in the application.

And as well as pointing out that the application refers to a street - Lilac Grove - which does not actually exist, councillors said a lot of information was missing from the plans.

"From my point of view, for an application for three houses, there is very little information," said Cllr Rob Barry at last month's KTC planning committee meeting.

"There is no design and access statement, there are just some very simple elevation drawings.

"I think it is very scant information for three new builds."

Cllr Alix Dearing added: "I can't believe it has actually come to this committee, there are so many errors."

A number of other local authorities also objected to the scheme, raising concerns about access, contamination and gas problems.

Whilst one resident said the plans actually included building on her property. 

Mrs Gail Pruden's objection said: "The planned properties encroach my land which was included in my purchase price and I have the paperwork from land registry to support this. 

"This land is not suitable as a development plot as it is not large enough and the properties would be so close to the existing bordering properties that a landscaped screening would be so difficult. 

"Also just as important the plot of land is a landscaped buffer between many residential properties to the train station and commercial units."

S&S Developments did not respond to our request for comment.
