A local councillors has said the planning committee must review fresh plans for a major new industrial site around Coventry Airport.
Landowner SEGRO was granted planning permission to develop the 91 acres of land in 2019, but planning permission has since lapsed.
A fresh application to Warwick District Council for the 'land at gateway south' has now been submitted, asking to develop the site across two parcels of land.
While the scheme - which forms part of a much wider development in the area - was previously approved, Cllr John Payne has said it must be called-in.
“If WDC officers recommend for approval, I therefore request this is called into planning committee for a hearing," he wrote.
"As [resident] Mr Thompson highlights in his objection, there are unresolved issues with noise and dust pollution, as well as littering and traffic along Bubbenhall Road.
"The number of residential properties nearby is small, but the impact of this development on them is significant.
"There are also small businesses running from Bubbenhall Road which could be negatively impacted.
"I'm not averse to a flourishing Investment Zone around the village, but I believe this application should be refused without very strict planning conditions to control disturbance from overnight working and issues such as dust emanating from the site."
The application itself gives very little information of the format of the new units, simply saying 181,009 square metres of commercial floorspace will be created.
"The application is made in outline and therefore the detailed designs for the site and buildings are not known at this stage," it explained.
"In the usual way, these details will follow through reserved matters submissions, upon receipt of a planning consent."
SEGRO has already completed a huge amount of construction on site with four major industrial units now completed.
The first two are occupied by DHL and DP World and the other two are yet to be purchased.
