Consultation launched on 1,100 new homes between Leamington and Kenilworth
By James Smith 20th May 2026
A housing developer is asking for local feedback on plans for 1,100 new homes between Leamington Spa and Kenilworth.
Taylor Wimpey has launched a consultation on early-stage proposals for the land to the west of Kenilworth Road.
The site is shortlisted for inclusion in the new South Warwickshire Local Plan, and is referred to as plot 'SG06' in the major planning document.
Taylor Wimpey is preparing outline plans for approximately 1,100 "high-quality" homes.
A new primary school, a local centre providing community services, a new food store and "extensive outdoor recreational facilities" such as playing fields, play areas and community orchards are also planned.
Up to half of the new homes would be affordable, with a mix expected to include homes for social rent and shared ownership which would help first-time buyers onto the property ladder.
All homes are proposed to be low carbon, incorporating air source heat pumps, solar panels and electric vehicle charging points.
Gary Tucker, Strategic Projects Director at Taylor Wimpey, said: "We recognise that strategic growth at this scale represents a generational change for Leamington, building on the previous growth of the New Milverton area. For this reason, we are keen to involve local people in shaping the vision for a new neighbourhood that will integrate with the existing community of north Leamington in a sustainable and positive way.
"We want to ensure that, alongside delivering high-quality homes to help meet the Council's housing targets, we also provide the infrastructure and facilities that will serve the needs of new and existing residents. The existing community has an important role to play in the process, and this consultation is an opportunity to share priorities and aspirations for sustainable, infrastructure-led development at an early stage."
Taylor Wimpey has launched a consultation website, www.twnorthleamington.co.uk, where people can find out more about the early-stage proposals and share feedback until midnight on Sunday 14 June 2026.
A drop-in exhibition will also be held, giving people the chance to view the proposals, speak with the project team and ask questions.
Event details are:
- Venue: Leamington Rugby Club, Moorefields, Kenilworth Road, Leamington Spa, CV32 6RG
- Date: Thursday 4th June 2026
- Time: Drop in between 2pm and 7pm
All feedback received will be considered as an outline planning application is prepared for submission to Warwick District Council later in 2026
