'It feels like the morning after the night before' Kenilworth estate agent reflects on end of stamp duty holiday

A Kenilworth estate agent has said that it "feels like the morning after the night before" after the end of the government's stamp duty holiday.

Julie Philpot of Julie Philpot Residential has reflected on the "frantic few months" of the last year in the local property market.

The stamp duty holiday, which was imposed by the government in July 2020 to help boost the housing market during the pandemic, ended on Friday, July 1 2021.

Since June 2020 buyers haven't had to pay any duty on the first £500,000 of a new property.

Julie, as well as many estate agents nationally, has reported a huge amount of business in the last year thanks to the government's financial support.

"It feels like the morning after the night before for us," she says.

"It has been a frantic few months and there have been many moves with some wonderful clients.

"Although of course it isn't actually the end completely, there are still benefits from the stamp duty relief until the end of September."

From July 1 buyers now have to pay duty on purchases over £250,000, then from October 1 duty will apply to property from £125,000.

However, despite the winding down of government support in the housing market, Julie is still expecting a busy summer.

"What I am finding is that there are still people who are considering moving, and there are still buyers registering who actually want to purchase a property, so we are still expecting to be very busy.

"We are very pleased to say that we have a lot of new properties on the market very soon, and we really do have an active market in this area.

"There is great positivity, and we're looking forward to a busy summer. If you are thinking of moving then it is still a good time and I would be very happy to assist you."
