Plans to demolish a Kenilworth hotel and replace it with four houses and five apartments look set to be given the green light.
Multiple schemes to redevelop the Peacock Hotel on Warwick Road have been put forward over the past few years, with separate proposals to turn it into student accommodation and apartments both submitted and withdrawn in 2022.
But the latest application to Warwick District Council could see the hotel and no. 151 demolished and replaced with two three-bedroom detached houses and a pair of semi-detached three-bedroom homes, all built fronting onto Warwick Road.
To the rear, the hotel's outbuildings would be demolished and replaced with five two-bedroom apartments and parking spaces.
Councillors are set to discuss the application next week, and a council report has recommended the scheme be approved.
"Overall, officers consider that the scheme as revised forms a well-designed proposal that effectively utilises the existing site area without resulting in overdevelopment or a materially detrimental visual impact to its setting," a council report said.
While 13 members of the public have objected to the application, Kenilworth Town Council did not go against the latest plans, saying they were an improvement on the previous schemes put forward.
Speaking at the town council's planning meeting in February, Cllr Rob Barry welcomed the fact that it could see a change from local houses being built on green belt land.
"I am pleased that it is an opportunity for some more residencies that are not being built on green belt," he said.
"We need more houses so let's build them on places like this."
District planners also said the scheme would fit in well with the local area.
"The development is viewed acceptable in terms of amenity, preserving neighbouring light, outlook and privacy to an appropriate degree, despite the remodelled layout and massing of buildings within the site," the report added.
"Similarly the proposal would provide acceptable living conditions for future occupiers of the site with regard to light, outlook and access to amenity space.
"An acceptable access arrangement has been proposed which caters for both vehicles and pedestrians, and an appropriate level of cycle and car parking has been detailed within the development."
The application will be considered by Warwick District Council's planning committee on Tuesday, March 28.
