Plans to build three 'inadequate' homes in centre of Kenilworth thrown out
District planners have thrown out plans to build three homes on a piece of land in the centre of Kenilworth.
Warwick District Council (WDC) said the planned two-bedroom houses at 'Railing Row' on Warwick Road would offer an "inadequate" standard of living.
The single detached and two semi-detached homes would have been built on land where five homes stood until the 1970's.
The application said the scheme was in keeping with the nearby St John's conservation area, and said the houses would be "suitably landscaped" with new gardens.
But a WDC report said the designs were not up to scratch.
"The living conditions in the ground floor kitchens and first floor rear bedrooms of dwellings two and three are considered inadequate and would result in an oppressive internal environment and fail to provide acceptable standards of amenity for future occupiers," a council report said.
Planners also said one of the homes would look over into one of the neighbouring houses, and said there was not enough space to park cars.
"Inadequate and insufficient off street car parking is proposed," the report added.
"This may lead to additional on street parking which could result in harm to amenity by reason of parking stress."
Kenilworth Town Council also objected to the application, raising concerns about trees needing to be cut down.
"Members did not consider this development to be a positive response to the landscape," the objection said.
"No energy efficiency measures appear to have been considered for this development contrary to the emerging net zero carbon development plan.
"Further, members were concerned about the location of the in-gress/egress point onto Warwick Road, requiring vehicles to cross a hatched area of the roundabout."
