Next phase for proposed housing development in Balsall Common

Planners are now set to make a decision on the final phase for a housing development made up of more than 100 hundred homes in a Solihull village.

Richborough Estates originally brought forward plans to build on land at Frog Lane, Balsall Common, in October 2023.

As the Local Democracy Reporting Service (LDRS) reported earlier this year Solihull Metropolitan Borough Council planners granted outline application for the building of up to 110 dwellings, including affordable homes.

Now the applicant has submitted detailed plans to the authority at the 'reserved matters' stage.

The application is for:

  • Layout, scale and appearance
  • Highways and drainage infrastructure
  • Parking
  • Public open space including children's play areas
  • Ecological enhancements and landscaping

A planning statement says: "The proposed scheme provides 50 per cent affordable housing units (55 units) including 36 homes for social rent and 19 homes for shared ownership.

"All new houses are provided with private gardens.

"Proposed maisonettes are provided with amenity space and all residents will have access to the areas of public open space and play areas provided on-site with safe and convenient walking and cycling links provided as part of this scheme.

"The development will provide a suitable mix of house types, sizes and tenures."

During a consultation held in January, 14 objections were submitted against the proposal raising issues over the loss of countryside, traffic congestion and that it would be overdevelopment of the village.

At July's planning committee meeting objector Anthony Pimm representing residents, said "This is a natural green belt area which would be completely spoilt by an urban development of this nature."

But outline permission was granted after a majority of councillors on the committee voted in favour.

A consultation is now underway on the new application with a closing date for submissions of November 19
