A planning inspector has dismissed an appeal to try and force through plans for a 75-bed care home in Hatton.

Belmont Healthcare submitted the appeal after last year being refused planning permission for the development on Birmingham Road.

Planning officers at Warwick District Council had suggested the scheme should go ahead but councillors refused the application.

This decision has now been upheld by the planning inspectorate.

A report said: "The care home building would not be well considered development because Its scale, massing and extent would dominate, adversely affecting the rural quality of the conservation area and the domestic scale of Hatton Terrace and Lock House.

"Similarly, it would dominate the setting of the listed building, Lock House.

"The proposal would fail to preserve the character or appearance of the Conservation Area, with 'less than substantial harm' being at the higher end of the spectrum."

Belmont had already seen an application for the care home in the green belt refused by Warwick District Council in 2022, but said the fresh scheme "significantly improved" the plans.

In its application Belmont said it had "provided sufficient justification to demonstrate very special circumstances" for developing in the green belt by the Grand Union Canal.

But councillors said the plans were too far away from local amenities and public transport, and also argued there was not enough adequate local health care to support the residents.
