A Kenilworth hotel could be turned into 14 apartments if plans are approved by Warwick District Council.

A fresh scheme for the Peacock Hotel has been revealed after a previous application to turn the Warwick Road venue into student accommodation was withdrawn.

New plans also show that a house to the rear of the hotel would be demolished and replaced with three family homes.

The application for the 32-bed hotel said: "The Peacock Hotel has been operating for a number of years under the current management and ownership team. 

"They have found a steady drop in demand over the years (pre pandemic) due to larger chains offering an easier way of booking online, with their significant IT and marketing budgets. 

"Post pandemic, they have not seen any significant change in this state and decisions have been made about a viable future for the site."

Planning permission to turn the Peacock Hotel into an HMO was granted in 2019 but the scheme was delayed due to the pandemic.

The application added: "We are content that this scheme now provides a viable windfall development, providing a site for housing whilst sitting sensitively within a residential context, providing good quality living conditions for future occupants."

However, Kenilworth Town Council has placed a holding objection on the plans while it waits for a full report from Warwickshire County Council's highways department.

While Cllr Andrew Milton said the new plans were "better than the last application" he still raised concerns.

"The main issue is about traffic and parking," he said at the most recent KTC planning committee meeting.

"I think it is probably worthy of an objection on this basis because it is going to create too much usage on Warwick Road - too many turns in and out of the site."

Councillors also pointed out that the proposed six parking spaces between the three family homes and one space per apartment would not be enough.
