Former sheltered accommodation back up for sale as planning decision looms

A former sheltered accommodation building in Lillington which has been empty for over two years is back on the market.

Southfields on Lillington Road is once again up for sale, as the building remains boarded up and vacant.

Property Agent Peter Clarke is accepting offers on the 55-room complex, which saw its last tenant move out in April 2022.

The "imposing" hexagonal-shaped building sits on a 1.26 acre plot and has the rooms split over two floors.

The former accommodation - referred to as 'The Hexagon at Southfields' in new planning documents - was previously marketed by Savills until it was purchased by current owner Greywell Property Ltd.

Plans have also been submitted to Warwick District Council for some remodelling of the building, and extra car parking spaces.

This application is yet to be decided, but a previous scheme to add eight more flats in the roof was refused permission in 2022 following a string of objections.

Locals have already written against the latest plans.

"The applicant, Greywell Property, intends to commit significant funds to renovate the building and make the upgraded apartments available for sale or rent on the open market," the new scheme said. 

"The small units will be amongst the most affordable within Leamington and will help meet the very strong unmet need for rental and purchase by both first-time buyers and those older people seeking to down-size."

Southfields was reportedly built in 1982 by the Baptist Housing Association, before being taken over in 1991 by the English Churches Housing Group and then Riverside.
