Developer to pay £1.6m for local roads, schools and healthcare as it demolishes Kenilworth hotel

A housing developer is set to pay over £1.6 million towards local services as it plans to demolish the Woodside Hotel to make way for new homes.
Having previously been refused permission to replace the former manor house with more homes, Vistry was given the green light for a fresh application to flatten and build on the site last year.
Councillors gave the go-ahead for a block of flats and 43 houses "through gritted teeth" in April 2024, following multiple objections from locals and Kenilworth Town Council.
Since then, the developer has been negotiating with Warwick District Council and Warwickshire County Council over its Section 106 Agreement which sets out how much money it must contribute to local services.
The granting of planning permission was on the condition that such an agreement was signed.
And in April, Vistry agreed to pay around £1.6 million towards schools, roads and local healthcare.

The agreement uploaded to the district council's planning portal shows the developer will pay £78,571 towards a local community centre as well as £100,000 towards sports provision, both indoors and outside.
Some £725,921 has been agreed for the "education contribution", £364,592 of which will finance the expansion of St John's Primary School or the "provision of a new primary school in Kenilworth".
The agreement shows £481,919.35 has been agreed for 'off-site highways works'.
This is "to be applied towards schemes set out in the council's land east of Kenilworth development brief date march 2019 or other schemes as developed by the county council".
In medical care, £61,244 will go to GP facilities while £49,358.87 will go to South Warwickshire NHS Foundation Trust.
