Detailed plans for 63 village homes approved

Detailed plans for 63 new affordable homes in Baginton have been signed off by council planners.

Warwick District Council (WDC) had already given outline planning permission for the development at Rosswood Farm, Coventry Road, which will sit next to another new estate of 56 properties.

A 'reserved matters' application - which deals with the designs of the homes - has now been given the green light.

Submitted by Orbit Homes, the scheme shows all the houses will be designated 'affordable'.

"The proposals will create a high quality residential development, set within an attractive landscape, that will deliver high quality place-making whilst providing much needed new affordable homes," the planning application stated.

"The site is in a sustainable location within the village of Baginton and relates well to the wider existing village, and has been carefully designed with consideration given to its context and in the design of the public realm and housing."

The development will have a mix of one to four bedroom homes.

Baginton Parish Council objected to the application saying it failed to meet local design requirements including parking, EV charging, green space and lighting.

However, district council planners approved the application in December.

A WDC report said: "Overall, it is considered that the proposed scheme would sit comfortably within its wider context.

"It would harmonise with the housing development to the north and would provide a suitable interface with the street scene to the east and the open countryside to the west."

When the outline application was approved in 2023, Cllr Richard Dickson gave a stark warning to councillors.

He said: "One of the issues is that this represents a 49 per cent increase over and above what was in the local plan. 

"Since I've been on the planning committee I've not seen an oversupply of this scale as being described as windfall. 

"The reason why I ask is that we are just in the process of consulting on the South Warwickshire Local Plan and if we are asked to consider a 49 per cent oversupply against a plan I wonder how residents are ever going to be able to trust us."
