Decision expected on plans to demolish Burton Green HMO for four new homes

A Burton Green HMO looks set to be flattened and replaced with four new homes.

Warwick District Council’s planning committee will this week decide on the application for ‘Meadow View’ on Hob Lane.

A report to be considered by councillors has recommended the scheme be approved despite the objections of Burton Green Parish Council and locals.

Originally the application was for four, four-bedroom homes and one three-bedroom house.

The latter has since been omitted from the designs.

Recommending planning permission be granted, a council report said: “The proposal will introduce benefits in the form of the creation of a net increase of three new dwellings in a sustainable location within the garden of an existing property. 

“Limited to moderate weight is afforded to this benefit of the scheme. 

“Subject to conditions and notes and a legal agreement, officers consider that the proposal will not give rise to any adverse impacts in relation to heritage matters, residential amenity, highways matters and parking, ecology and biodiversity, flood risk or climate change and mitigation. 

“These are considered to be neutral within the planning balance and no adverse impact are considered to be identified by officers.”

The parish council had objected to the application saying the scheme was “overdevelopment” in the area and was out of keeping with the local neighbourhood.

Ten neighbours raised concerns on privacy, noise and the lack of need of more houses in the village.

The application said the seven-bed HMO is currently fully occupied, and has mainly been used by young professionals since opening five years ago.

The site is behind a row of houses on Hob Lane. A greenhouse and outbuilding would also be knocked down to make way for the new homes.

Plans show the existing access off Hob Lane would be used for the new homes.

A stables with space for 12 horses is also on the site, but this will be retained.
