Community consultation launched on plans for 330 new village homes

Locals can have their say on plans to build 330 homes in Hockley Heath.

Plans for the development are already in motion as developer Taylor Wimpey has been told by Warwick District Council it must produce an 'environmental impact assessment' before a full planning application is submitted for the development off Aylesbury Road.

The developer says all the homes will be low carbon, with air source heat pumps, solar panels and EV charging points.

Up to 50 per cent of the new homes will be 'affordable', including homes for social rent and shared ownership properties aimed at first time buyers.

The estate will also include "high-quality" green public open spaces, including children's play areas and a community garden or orchard.

The site for the proposed development forms part of a 'strategic growth location' (SGL) identified as a 'preferred option' for the emerging South Warwickshire Local Plan.

The national housebuilder has launched a consultation website, www.twhockleyheath.co.uk, where people can find out more about the plans and provide their feedback until midnight on Sunday 5 October 2025.

Stephen Swinscoe, strategic land regional director at Taylor Wimpey, said: "We are pleased to have launched our community consultation for new homes and extensive green public open space in Hockley Heath.

"We welcome feedback from local people to help shape our emerging plans either through our consultation website or by coming along to our exhibition at the King George Memorial Hall.

"All comments received will be considered as we prepare an outline planning application.

"We recognise that infrastructure investment is an important consideration. A development of this scale will generate a multi-million pound package of investment and we are committed to working with both local authorities to ensure this is directed where it's needed most.

"We are keen to hear from local people about their priorities for infrastructure improvements, including transport links, community facilities and essential services.

"Our approach will be community-led, ensuring that local infrastructure can support new development and that residents benefit from enhanced connectivity, improved amenities and the facilities that matter most to them."

Alongside the online consultation, a drop-in exhibition will also be held to give people the opportunity to view the proposals, talk to the project team and ask questions.
