A former bed and breakfast in Kenilworth is up for sale as the current owners plan to spend more time abroad to support their son's skiing career.
Victoria Lodge on Warwick Road is currently on the market for £950,000 with local estate agents Shortland Horne.
The owners, Neill Currie and Kristina Xing, took over the 11-bed property in 2016, reopening it as a HMO guesthouse.
But with their son, Joshua, needing to spend more time on the slopes as a member of the British Ski Academy, the couple has decided to put the business up for sale.
"It has been really successful for them, even with the impact of Covid," said Shortland Horne director Laura Green.
"But the reason for moving is that their son is a British skier and they need to spend more of the year abroad to support that.
"They need him to be able to ski for five or six months a year – and obviously Kenilworth is not ideal for snow!"
The guesthouse, which is home to a number of postgraduate students at University of Warwick, has been fully booked for the start of 2022.
And Laura, who sold the property to the current owners in 2016, said it was the perfect opportunity for a new owner to take over a thriving business.
"They have got really nice people staying there too and some of the residents have been there for a couple of years," she added.
"It has such a lovely feel in there, it is like a home from home. There is a lounge, a communal kitchen and an office for people to work from home there.
"And it is on a perfect commuter street obviously for both the university and for Leamington."
